Monthly Update
Five houses changed hands in Davisville Village last month, including three detached homes and two semi-detached homes. This matches the number of home sales we saw in August 2018. The average value of the August 2019 transactions was $1,755,400, marking a 50.3% increase from last year’s August mean of $1,168,000. The average value of detached homes also increased last month, generating average sale prices of $1,955,000 for a 28.6% increase over last year.
Year-To-Date Update
As of September 4, 85 homes have changed hands in Davisville Village so far this year. This marks a 14.9% increase compared to year-to-date sales through August 2018, which saw 74 completed transactions. Thirty-nine detached homes have found new owners so far this year, with average sale prices of $1,861,041. This is a 6.3% increase over the 2018 year-to-date mean of $1,750,180 generated over the first eight months of last year. Semi-detached home transactions increased by 35.5% compared to last year, rising from 31 sales to 42. The average value of Davisville Village semi-detached homes also increased by 9% compared to the year-to-date mean through August 2018, rising from $1,217,565 to $1,327,167.
Monthly home values up by 50.3% over last year in Davisville Village!
As of September 4, 2019, there are 13 homes on the market in the Davisville Village area. These homes range in price from $999,900 for a detached home on Mann Avenue (34 days on the market) to $2,499,000 for a detached home on Belsize Drive (16 days on the market).
Last month, the average Davisville home sold after 15 days on the market. A Hillsdale Avenue East home sold two days after it was listed, while the longest remained on the market for 53 days. This doesn’t include the six homes that had been listed for more than 30 days or the seven homes that were listed in the month of August and are not selling at their current prices.
Only one of the August 2019 home sales sold at or above their initial asking prices. The most valuable Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25’ x 142’ lot with a private drive and garage on Hillsdale Avenue East. It sold for $2,775,000 or 97% of the asking price. It was followed by a home on the same street which sold for $1,650,000 or 97% of the owner’s initial ask.
Entry into the Davisville Village market now requires buyers to spend $1,000,000 for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
