Monthly Update
Last month, four houses got new owners in Davisville Village, including three detached and a triplex. This marks a 63.6% drop compared to the 11 homes sold from the same month of last year. The average value of the August 2021 transactions was $2,570,500, marking a 48.5% increase from last year’s August mean of $1,730,944.
Year-To-Date Update
For the first eight months of 2021, 122 homes have sold in Davisville Village. This marks a 50.6% increase compared to the year-to-date sales figures through August 2020 with 81 homes sold. Seventy-five detached homes have found new owners so far this year, with average sale prices of $2,181,488. This is a 9.2% increase over the August 2020 year-to-date mean of $1,997,710. The average value of semi-detached homes also increased by 1.1% compared to the year-to-date mean through August 2020, jumping from $1,521,571 to $1,538,116.
Home values up by 8.2% over last year in Davisville Village !
As of September 1, 2021, there are six homes on the market in the Davisville Village area. These homes range in price from $1,499,000 for a semi-detached home on Millwood Road (15 days on the market) to $2,988,000 for a detached home on Balliol Street (57 days on the market).
Last month, the average Davisville home sold after 39 days on the market. The home on Carey Road sold five days after it was listed, while the longest remained on the market for 74 days. This doesn’t include the two homes that have been listed for more than 30 days or the four homes that were listed in the month of August and are not selling at their current prices.
Only one of the four August home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 22.18 x 125-foot lot with a right of way drive and garage on Carey Road. It sold for $3,350,000 which was 102% of the asking price. It was followed by a detached home on Belsize Drive which sold for $2,725,000 which was 94% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,500,000 for a detached home.
