Monthly Update
Last month, nine houses got new owners in Davisville Village, including four detached and five semi-detached homes. This marks a 40% drop compared to the 15 homes sold from the same month of last year. The average value of the February 2022 transactions was $1,978,556, marking a 10.5% increase from last year’s February mean of $1,790,787.
Year-To-Date Update
For the first two months of 2022, 20 homes have sold in Davisville Village. This is the same number of homes sold compared to the year-to-date sales figures through February of last year. Ten detached homes have found new owners so far this year, with average sale prices of $2,092,600. This is a 3.5% increase over the February 2021 year-to-date mean of $2,021,467. The average value of semi-detached homes also increased by 23.2% compared to the year-to-date mean through February 2021, jumping from $1,521,894 to $1,875,590.
Home values up by 16.6% over last year in Davisville Village!
As of March 1, 2022, there are 12 homes on the market in the Davisville Village area. These homes range in price from $1,350,000 for a semi-detached home on Boyton Road (6 days on the market) to $3,299,000 for a detached home on Tilson Road (14 days on the market).
Last month, the average Davisville home sold after 11 days on the market. The home on Hillsdale Avenue East sold six days after it was listed, while the longest remained on the market for 30 days. This doesn’t include the two homes that have been listed for more than 30 days or the nine homes that were listed in the month of February and are not selling at their current prices.
Eight of the nine February home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 23.56 x 144-foot lot with a private drive and built-in garage on Hillsdale Avenue East. It sold for $2,800,000 which was 128% of the asking price. It was followed by a detached home on Belsize Drive which sold for $2,231,000 which was 131% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,700,000 for a semi-detached home and at least $1,500,000 for a detached home.
