Monthly Update
Nine houses got new owners in Davisville Village, Six of which were detached homes, two semi-detached homes and one townhouse. This is the same number of homes sold in the same month of last year. The average value of the February 2023 transactions was $1,879,443 marking a 5% decrease from last year’s February mean average of $1,978,556.
Davisville Village detached home sales up by 50% in February 2023!
There were 8 homes sold at or above their initial asking prices for the last month. The highest selling Davisville Village transaction of the month featured a detached 3-bedroom, 5-bathroom home on a 25 x 125-foot lot with two driveways and two detached garage at Balliol Street. It sold for $2,826,000 which was 101% of the asking price. The other home on Wilfrid Avenue sold for $2,500,000 which was 96% of the initial listing price. Last month, the average Davisville home sold after 5 days on the market. A house at Belsize Drive sold in just one day after it was listed.
On the other hand, another home remained on the market for 7 days. This doesn’t include the two homes that have been listed for more than 30 days or the other eight homes that were listed in the month of February and are not selling at their current prices.
As of March 7, 2023, there are 10 homes on the market in the Davisville Village area. These homes range in price from $1,488,000 for a detached home on Cleveland Street (91 days on the market) to $3,699,888 for a detached home at Hillsdale East Avenue (27 days on the market).
