Monthly Update
Last month, 5 houses got new owners in Davisville Village, including one detached, three semi-detached homes, and a duplex. This is the same number compared to the same month of last year. The average value of the January 2021 transactions was $1,650,067, marking a 15.3% drop from last year’s January mean of $1,947,360.
Home values up by 8.7% over last year in Davisville Village!
As of February 1, 2021, there are 11 homes on the market in the Davisville Village area. These homes range in price from $990,000 for a semi-detached home on Davisville Avenue (6 days on the market) to $2,999,888 for a detached home on Balliol Street (7 days on the market).
Last month, the average Davisville home sold after 15 days on the market. A Cleveland Street home sold two days after it was listed, while the longest remained on the market for 47 days. This doesn’t include the three homes that have been listed for more than 30 days or the eight homes that were listed in the month of January and are not selling at their current prices.
Three of the five January home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a semi-detached 3-bedroom, 4-bathroom home on a 26.74 x 130-foot lot with a private drive on Millwood Road. It sold for $2,115,337 which was 121% of the asking price. It was followed by a duplex on Hillsdale Avenue East which sold for $1,700,000 which was 92% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,500,000 for a semi-detached home and at least $1,600,000 for a detached home.
