Monthly Update
Last month, 11 houses got new owners in Davisville Village, including six detached and five semi-detached homes. This marks a 120% jump compared to the five homes sold from the same month of last year. The average value of the January 2022 transactions was $1,988,627, marking a 20.5% increase from last year’s January mean of $1,650,067.
Davisville Village home values up by 15.6% over last year!
As of February 1, 2022, there are five homes on the market in the Davisville Village area. These homes range in price from $1,499,000 for a detached home on Millwood Road (6 days on the market) to $2,900,000 for a detached home on Soudan Avenue (40 days on the market).
Last month, the average Davisville home sold after eight days on the market. The home on Soudan Avenue sold on the day it was listed, while the longest remained on the market for 25 days. This doesn’t include the two homes that have been listed for more than 30 days or the three homes that were listed in the month of January and are not selling at their current prices.
Nine of the 11 January home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 126-foot lot with a private drive and detached garage on Manor Road East. It sold for $3,300,000 which was 100% of the asking price. It was followed by a detached home on Soudan Avenue which sold for $2,505,000 which was 125% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,700,000 for a semi-detached home and at least $1,500,000 for a detached home.
