Monthly Update
Twelve houses changed hands in Davisville Village last month, including five detached homes and seven semi-detached homes. This marks a 9.1% increase over the 11 home sales we saw in July 2018. The average value of the July 2019 transactions was $1,446,675, marking an 8% drop from last year’s July mean of $1,571,909. The average value of detached homes also dropped last month, generating average sale prices of $1,735,220 for a 4.6% decline over last year.
Year-To-Date Update
As of July, 80 homes have changed hands in Davisville Village so far this year. This marks a 15.9% increase compared to the year-to-date July 2018 sales figures, which saw 69 completed transactions. Thirty-six detached homes have found new owners so far this year, with average sale prices of $1,853,211. This is a 5.5% increase over the 2018 year-to-date mean of $1,756,401 generated over the first seven months of last year. Semi-detached home transactions increased by 48.1% compared to last year, rising from 27 sales to 40. The average value of Davisville Village semi-detached homes also increased by 6.7% compared to the year-to-date mean through July 2018, rising from $1,237,945 to $1,320,725.
Monthly home sales up by 9.1% over last year in Davisville Village!
As of August 6, 2019, there are 10 homes on the market in the Davisville Village area. These homes range in price from $999,900 for a detached home on Mann Avenue (6 days on the market) to $2,850,000 for a detached home on Hillsdale Avenue East (just relisted on the market).
Last month, the average Davisville home sold after 11 days on the market. A Thurston Road home sold two days after it was listed, while the longest remained on the market for 31 days. This doesn’t include the five homes that had been listed for more than 30 days or the three homes that were listed in the month of July and are not selling at their current prices.
Nine of the July 2019 home sales sold at or above their initial asking prices. The most valuable Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 30’ x 150’ lot with a private drive and garage on Hoyle Avenue. It sold for $2,975,000 or 99% of the asking price. It was followed by a home on the same street which sold for $1,775,000 or 93% of the owner’s initial ask.
Entry into the Davisville Village market now requires buyers to spend $1,000,000 for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
