Monthly Update

Nine houses got new owners in Davisville Village, including three detached, five semi-detached, and a duplex home. This matched the number of homes sold from the same month of last year. The average value of the July 2022 transactions was $1,797,222, marking a 15% drop from last year’s July mean of $2,115,117. The average sale price of detached homes also decreased by 12.5% last month, dropping from $2,210,432 to $1,933,333.  However, the average value of semi-detached homes increased by 23.8%, jumping from $1,352,600 to $1,675,000.

Year-To-Date Update

For the first seven months of 2022, 84 homes have sold in Davisville Village. This marks a 28.8% drop compared to the year-to-date sales figures through July of last year. Thirty eight detached homes have found new owners so far this year, with average sale prices of $2,270,202. This is a 5.4% increase over the July 2021 year-to-date mean of $2,154,675. The average value of semi-detached homes also increased by 13.5% compared to the year-to-date mean through July 2021, jumping from $1,538,116 to $1,745,500.

Home values up by 10.6% over last year in Davisville Village!

As of August 2, 2022, there are seven homes on the market in the Davisville Village area. These homes range in price from $1,299,000 for a detached home on Cleveland Street (60 days on the market) to $1,899,000 for another detached home on Merton Street (38 days on the market).

Last month, the average Davisville home sold after 22 days on the market. We sold a house on Belsize Drive a day after it was listed, while the longest remained on the market for 50 days. This doesn’t include the four homes that have been listed for more than 30 days or the three homes that were listed in the month of July and are not selling at their current prices. 

None of the July home sales sold at or above their initial asking prices last month.  The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 29 x 125-foot lot with a private drive  and garage on Mann Avenue. It sold for $2,530,000 which was 97% of the asking price. It was followed by a semi-detached home on Soudan Avenue which sold for $2,100,000 which was 92% of the initial listing price. 

Entry into the Davisville Village market now requires buyers to spend  $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
