Monthly Update
Fourteen houses changed hands in Davisville Village last month, including six detached homes, seven semi-detached homes, and one attached home. This marks a 12.5% drop over the 16 home sales we saw in June 2018. The average value of the June 2019 transactions was $1,321,500, marking a 4.6% drop from last year’s June mean of $1,384,550. The average value of detached homes also dropped last month, generating average sale prices of $1,435,833 for a 10.6% decrease over last year.
Year-To-Date Update
Over the first half of 2019, 68 homes have changed hands in Davisville Village. This marks a 17.2% increase compared to the year-to-date June 2018 sales figures, which saw 58 completed transactions. Thirty-one detached homes have found new owners so far this year, with average sale prices of $1,872,242. This is a 7.3% increase over the 2018 year-to-date mean of $1,744,415 generated over the first half of last year. Semi-detached home transactions increased by 43.5% compared to last year, rising from 23 sales to 33. The average value of Davisville Village semi-detached homes also increased by 8.4% compared to the year-to-date mean through the first half of 2018, rising from $1,234,284 to $1,337,728.
Davisville Village monthly semi-detached home values up by 3.9% over last year!
As of July 3, 2019, there are 17 homes on the market in the Davisville Village area. These homes range in price from $768,000 for a semi-detached home on Soudan Avenue (just listed on the market) to $2,850,000 for a detached home on Hillsdale Avenue East (14 days on the market).
Last month, the average Davisville home sold after 24 days on the market. A Balliol Street home sold one day after it was listed, while the longest remained on the market for 196 days. This doesn’t include the six homes that had been listed for more than 30 days or the nine homes that were listed in the month of June and are not selling at their current prices.
Seven of the June 2019 home sales sold at or above their initial asking prices. The most valuable Davisville Village transaction of the month featured a detached 3-bedroom, 2-bathroom home on a 25’ x 175.4’ lot with a front yard drive on Balliol Street. It sold for $1,560,000 or 98% of the asking price. Another amazing home on Cleveland Street sold for the same price and also fetched 98% of the owner’s initial ask.
Entry into the Davisville Village market now requires buyers to spend $1,100,000 for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
