Monthly Update
Last month, twenty-one houses got new owners in Davisville Village, including nine detached, 11 semi-detached, and a triplex. This marks a 50% increase compared to the 14 homes sold from the same month of last year. The average value of the June 2020 transactions was $1,664,762, marking a 26% increase from last year’s June mean of $1,321,500.
Year-To-Date Update
For the first half of 2020, 53 homes have sold in Davisville Village. This marks a 20.9% drop compared to year-to-date sales figures through June 2019, which saw 67 completed transactions. Twenty-six detached homes have found new owners so far this year, with average sale prices of $2,013,415. This is a 7.5% increase over the 2019 year-to-date mean of $1,872,242. The average value of semi-detached homes also increased by 13.4% compared to the year-to-date mean through June 2019, rising from $1,337,728 to $1,517,501.
Home values up by 6.6% over last year in Davisville Village!
As of July 4, 2020, there are 14 homes on the market in the Davisville Village area. These homes range in price from $1,499,900 for a detached home on Soudan Avenue (4 days on the market) to $2,950,000 for another detached home on Belsize Drive (39 days on the market).
Last month, the average Davisville home sold after seven days on the market. A Merton Street home sold on the day it was listed, while the longest remained on the market for 27 days. This doesn’t include the four homes that have been listed for more than 30 days or the 10 homes that were listed in the month of June and are not selling at their current prices.
Sixteen of the 21 June home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 25 x 148-foot lot with a lane drive and garage on Balliol Street. It sold for $2,835,000 which was 97% of the asking price. It was followed by a detached home on Cuthbert Crescent which sold for $2,195,000 which was 100% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least$1,400,000 for a detached home.
