Monthly Update
Fourteen houses got new owners in Davisville Village, including five detached and nine semi-detached homes. This marks a 36.4% drop compared to the 22 homes sold from the same month of last year. The average value of the June 2022 transactions was $2,013,411, marking a 1.5% jump from last year’s June mean of $1,983,727. The average sale price of detached homes also increased by 20.1% last month, rising from $2,214,125 to $2,659,034. The average value of semi-detached homes also increased by 20.8%, jumping from $1,369,333 to $1,654,732.
Year-To-Date Update
For the first half of 2022, 75 homes have sold in Davisville Village. This marks a 29.2% drop compared to the year-to-date sales figures through June of last year. Thirty five detached homes have found new owners so far this year, with average sale prices of $2,299,077. This is a 9.1% increase over the June 2021 year-to-date mean of $2,106,609. The average value of semi-detached homes also increased by 13.7% compared to the year-to-date mean through June 2021, jumping from $1,542,641 to $1,754,312.
Davisville Village home values up by 13.5% over last year!
As of July 4, 2022, there are 13 homes on the market in the Davisville Village area. These homes range in price from $1,299,000 for a detached home on Cleveland Street (31 days on the market) to $3,080,000 for another detached home on the same street (56 days on the market).
Last month, the average Davisville home sold after nine days on the market. We sold a house on Cleveland Street on the day it was listed, while the longest remained on the market for 38 days. This doesn’t include the four homes that have been listed for more than 30 days or the nine homes that were listed in the month of June and are not selling at their current prices.
Ten of the June home sales sold at or above their initial asking prices last month. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 127-foot lot with a private drive and garage on Manor Road East. It sold for $3,165,000 which was 110% of the asking price. It was followed by a detached home on Servington Crescent which sold for $2,680,000 which was 99% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
