Monthly Update
Last month, 15 houses got new owners in Davisville Village, including 10 detached and five semi-detached homes. This marks an 11.8% drop compared to the 17 homes sold from the same month of last year. The average value of the March 2022 transactions was $2,207,468, marking a 16.3% increase from last year’s March mean of $1,898,704.
Year-To-Date Update
For the first quarter of 2022, 35 homes have sold in Davisville Village. This marks a 5.4% drop compared to the year-to-date sales figures through March of last year. Twenty detached homes have found new owners so far this year, with average sale prices of $2,250,601. This is a 9.9% increase over the March 2021 year-to-date mean of $2,047,122. The average value of semi-detached homes also increased by 18.8% compared to the year-to-date mean through March 2021, jumping from $1,558,465 to $1,852,127.
Davisville Village home values up by 17.7% over last year!
As of April 4, 2022, there are 11 homes on the market in the Davisville Village area. These homes range in price from $1,395,000 for a semi-detached home on Belsize Drive (just listed) to $3,200,000 for a detached home on Millwood Road (just listed). None of these homes have been in the market for more than 30 days. Eight of the homes currently available were listed in the month of March and are not selling at their current prices.
Last month, the average Davisville home sold after eight days on the market. A house on Marmot Street sold two days after it was listed, while the longest remained on the market for 33 days.
All of the March home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 25 x 122.21-foot lot with a private drive and built-in garage on Manor Road East. It sold for $3,227,000 which was 120% of the asking price. It was followed by a detached home on Tilson Road which sold for $2,965,000 which was 106% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,700,000 for a semi-detached home and at least $1,500,000 for a detached home.
