Monthly Update
Last month, 28 houses got new owners in Davisville Village, including 16 detached, 11 semi-detached, and an attached home. This marks a 366.7% increase compared to the six homes sold from the same month of last year. The average value of the May 2021 transactions was $1,906,445, marking a 17.9% increase from last year’s May mean of $1,617,333.
Year-To-Date Update
For the first five months of 2021, 85 homes have sold in Davisville Village. This marks a 165.6% increase compared to the year-to-date sales figures through May 2020 with 32 homes sold. Forty-seven detached homes have found new owners so far this year, with average sale prices of $2,132,109. This is a 2.6% increase over the 2020 year-to-date mean of $2,078,871. However, the average value of semi-detached homes decreased by 0.9% compared to the year-to-date mean through May 2020, dropping from $1,581,108 to $1,566,302.
Davisville Village home values up by 8.8% over last year!
As of June 1, 2021, there are 23 homes on the market in the Davisville Village area. These homes range in price from $999,000 for a detached home on Marmot Street (6 days on the market) to $3,088,000 for a detached home on Balliol Street (55 days on the market).
Last month, the average Davisville home sold after ten days on the market. We sold a Manor Road East home a day after it was listed, while the longest remained on the market for 85 days. This doesn’t include the five homes that have been listed for more than 30 days or the 17 homes that were listed in the month of May and are not selling at their current prices.
Twenty-two of the 28 May home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 28.04 x 151-foot lot with a private drive and garage on Soudan Avenue. It sold for $3,400,000 which was 97% of the asking price. It was followed by a detached home on Merton Street which sold for $3,225,000 which was 98% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
