Monthly Update
Fifteen houses got new owners in Davisville Village, including six detached and nine semi-detached homes. This marks a 46.4% drop compared to the 28 homes sold from the same month of last year. The average value of the May 2022 transactions was $1,941,533, marking a 1.5% jump from last year’s May mean of $1,912,088. The average sale price of detached homes also increased by 11.6% last month, jumping from $2,187,963 to $2,440,833. The average value of semi-detached homes also increased by 4.8%, jumping from $1,534,550 to $1,608,667.
Year-To-Date Update
For the first five months of 2022, 61 homes have sold in Davisville Village. This marks a 29.9% drop compared to the year-to-date sales figures through May of last year. Thirty detached homes have found new owners so far this year, with average sale prices of $2,239,084. This is a 5.3% increase over the May 2021 year-to-date mean of $2,125,565. The average value of semi-detached homes also increased by 13.4% compared to the year-to-date mean through May 2021, jumping from $1,572,351 to $1,783,223.
Davisville Village home values up by 14.3% over last year!
As of June 1, 2022, there are 17 homes on the market in the Davisville Village area. These homes range in price from $1,395,000 for a semi-detached home on Martin Road (just listed) to $3,280,000 for a detached home on Cleveland Street (28 days on the market).
Last month, the average Davisville home sold after eight days on the market. A house on Millwood Road sold on the day it was listed, while the longest remained on the market for 16 days. This doesn’t include the only home that has been listed for more than 30 days or the 15 homes that were listed in the month of May and are not selling at their current prices.
All but one home sold at or above their initial asking prices last month. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 25 x 148.9-foot lot with a private drive and garage on Soudan Avenue. It sold for $3,100,000 which was 107% of the asking price. It was followed by a detached home on Glebe Road East which sold for $3,010,000 which was 106% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
