Low Inventory Persists but DOLLAR Value Sees Slight Increase in Davisville
Monthly Update
In May, 13 homes were sold in Davisville Village: eight detached and five semi-detached. Seven of these sold at or above their asking price which is 54% of total sales.
The average value of these transactions was $2,143,524, which is a 1.4% slight rise compared to the previous year’s average of $2,113,300.
The highest-selling was a 4-bedroom, 4-bathroom detached home on a 28.54 x 149.83-foot lot on Hoyle Ave. It sold for $3,200,000, which is 107% of the asking price with just a day on the market.
A notable sale was our semi-detached listing on Belsize Drive overlooking the western Parkette. This beloved home received multiple offers and sold for $1,525,000, at 117% of the asking price within 6 days.
As of June, there were 20 homes for sale in Davisville Village. These range in price from $4,788,000 for a detached home on Soudan Avenue with a frontage of 25 x 150 sqft to a detached home on Cleveland St for $999,999.
