Monthly Update
Last month, 13 houses got new owners in Davisville Village, including five detached and eight semi-detached homes. This marks an 8.3% increase compared to the 12 homes sold from the same month of last year. The average value of the November 2020 transactions was $1,518,462, marking a 5.2% drop from last year’s November mean of $1,601,208.
Year-To-Date Update
For the first eleven months of 2020, 134 homes have sold in Davisville Village. This marks a 9.8% jump compared to the year-to-date sales figures through November 2019. Sixty-six detached homes have found new owners so far this year, with average sale prices of $1,935,875. This is a 4.8% increase over the 2019 year-to-date mean of $1,840,260. The average value of semi-detached homes also increased by 9.2% compared to the year-to-date mean through November 2019, rising from $1,346,681 to $1,475,645.
Home values up by 6.7% over last year in Davisville Village!
As of December 1, 2020, there are 13 homes on the market in the Davisville Village area. These homes range in price from $1,349,000 for a semi-detached home on Millwood Road (12 days on the market) to $2,999,000 for a detached home on Soudan Avenue (6 days on the market).
Last month, the average Davisville home sold after 13 days on the market. A Soudan Avenue home sold on the day it was listed, while the longest remained on the market for 40 days. This doesn’t include the seven homes that have been listed for more than 30 days or the six homes that were listed in the month of November and are not selling at their current prices.
Five of the 13 November home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 27.5 x 100-foot lot with a front yard drive on Hoyle Avenue. It sold for $2,150,000 which was 102% of the asking price. It was followed by a detached home on Hillsdale Avenue East which sold for $1,680,000 which was 96% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,000,000 for a semi-detached home and at least $1,300,000 for a detached home.
