Monthly Update
Last month, 19 houses got new owners in Davisville Village, including nine detached and 10 semi-detached homes. This marks a 26.7% jump compared to the 15 homes sold from the same month of last year. The average value of the November 2021 transactions was $2,242,632, marking a 46.2% increase from last year’s November mean of $1,534,333.
Year-To-Date Update
For the first 11 months of 2021, 166 homes have sold in Davisville Village. This marks a 24.8% increase compared to the year-to-date sales figures through November 2020 with 133 homes sold. Ninety-four detached homes have found new owners so far this year, with average sale prices of $2,262,581. This is a 16.9% increase over the November 2020 year-to-date mean of $1,935,875. The average value of semi-detached homes also increased by 4.3% compared to the year-to-date mean through November 2020, jumping from $1,481,073 to $1,544,802.
Davisville Village home values up by 14.4% over last year!
As of December 1, 2021, there are 15 homes on the market in the Davisville Village area. These homes range in price from $1,298,000 for a semi-detached home on Belsize Drive (2 days on the market) to $2,988,000 for a detached home on Hillsdale Avenue East (9 days on the market).
Last month, the average Davisville home sold after eight days on the market. The home on Mccord Road sold on the day it was listed, while the longest remained on the market for 49 days. This doesn’t include the six homes that have been listed for more than 30 days or the nine homes that were listed in the month of November and are not selling at their current prices.
All but two November home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 5-bedroom, 5-bathroom home on a 50 x 161-foot lot with a private drive and garage on Millwood Road. It sold for $4,100,000 which was 98% of the asking price. It was followed by a detached home on Banff Road which sold for $3,500,000 which was 103% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,500,000 for a detached home.
