Monthly Update
Six houses got new owners in Davisville Village, including two detached and four semi-detached homes. This marks a 50% drop compared to the 12 homes sold from the same month of last year. The average value of the October 2022 transactions was $1,386,167, marking a 27.3% decrease from last year’s October mean of $1,906,233. The average sale price of detached homes also declined by 41.5% last month, dropping from $2,385,000 to $1,395,000.
Year-To-Date Update
For the first 10 months of 2022, 101 homes have sold in Davisville Village. This marks a 31.3% drop compared to the year-to-date sales figures through October of last year. Forty-five detached homes have found new owners so far this year, with average sale prices of $2,229,971. This is a 1.4% increase over the October 2021 year-to-date mean of $2,198,301. The average value of semi-detached homes also increased by 10.6% compared to the year-to-date mean through October 2021, jumping from $1,520,529 to $1,681,900.
Home values up by 5.3% over last year in Davisville Village!
As of November 1, 2022, there are 19 homes on the market in the Davisville Village area. These homes range in price from $1,289,000 for a semi-detached home on Davisville Avenue (2 days on the market) to $3,995,000 for a detached home on Carey Road (28 days on the market).
Last month, the average Davisville home sold after 12 days on the market. A house on Hillsdale Avenue East sold two days after it was listed, while the longest remained on the market for 28 days. This doesn’t include the four homes that have been listed for more than 30 days or the 15 homes that were listed in the month of October and are not selling at their current prices.
Three of the six October home sales sold at or above their initial asking prices last month. The highest selling Davisville Village transaction of the month featured a detached 3-bedroom, 2-bathroom home on a 17.72 x 180-foot lot with a lane drive and detached garage on Forman Avenue. It sold for $1,652,000 which was 103% of the asking price. It was followed by a detached home on Davisville Avenue which sold for $1,450,000 which was 104% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,400,000 for a detached home.
