Monthly Update
Twelve houses changed hands in Davisville Village last month, including seven detached homes and five semi-detached homes. This marks a 50% increase over the eight home sales generated in September 2018. The average value of the September 2019 transactions was $1,543,667, marking a 6.2% increase from last year’s September mean of $1,453,600. However, the average value of detached homes dropped last month, generating average sale prices of $1,619,714 for an 8.6% decrease over last year.
Year-To-Date Update
As of October 3, 2019, 97 homes have changed hands in Davisville Village so far this year. This marks an 18.3% increase compared to year-to-date sales figures through September 2018, which saw 82 completed transactions. Forty-seven detached homes have found new owners so far this year, with average sale prices of $1,817,417. This is a 3.7% increase over the 2018 year-to-date mean of $1,751,753. Semi-detached home transactions increased by 34.3% compared to last year, rising from 35 sales to 47. The average value of Davisville Village semi-detached homes also increased by 9.7% compared to the year-to-date mean through September 2018, rising from $1,220,238 to $1,338,873.
Davisville Village monthly home sales up by 50% over last year!
As of October 3, 2019, there are 13 homes on the market in the Davisville Village area. These homes range in price from $1,099,000 for a semi-detached home on Balliol Street (16 days on the market) to $2,699,000 for a detached home on Whitewood Road (10 days on the market).
Last month, the average Davisville home sold after 9 days on the market. A Hillsdale Avenue East home sold one day after it was listed, while the longest remained on the market for 26 days. This doesn’t include the six homes that had been listed for more than 30 days or the five homes that were listed in the month of September and are not selling at their current prices.
Nine of the September 2019 home sales sold at or above their initial asking prices. The most valuable Davisville Village transaction of the month featured a semi-detached 4-bedroom, 7-bathroom home on a 26.75’ x 144’ lot with a private drive on Hillsdale Avenue East. It sold for $2,150,000 or 90% of the asking price. It was followed by a home on the same avenue which sold for $1,792,000 or 106% of the owner’s initial ask.
Entry into the Davisville Village market now requires buyers to spend $1,000,000 for a semi-detached home and at least $1,200,000 for a detached home. Buyers continue to look for homes in midtown while low inventory endures as the main driver of competitive bidding.
