Monthly Update
Last month, 12 houses got new owners in Davisville Village, including five detached and seven semi-detached homes. This marks a 33.3% drop compared to the 18 homes sold from the same month of last year. The average value of the September 2021 transactions was $1,787,203, marking a 9.5% increase from last year’s September mean of $1,631,480.
Year-To-Date Update
For the first nine months of 2021, 134 homes have sold in Davisville Village. This marks a 35.4% increase compared to the year-to-date sales figures through September 2020 with 99 homes sold. Eighty detached homes have found new owners so far this year, with average sale prices of $2,186,632. This is a 10.5% increase over the September 2020 year-to-date mean of $1,978,682. The average value of semi-detached homes also increased by 1.9% compared to the year-to-date mean through September 2020, jumping from $1,496,349 to $1,525,068.
Davisville Village home values up by 8.8% over last year!
As of September 30, 2021, there are eight homes on the market in the Davisville Village area. These homes range in price from $1,249,000 for a semi-detached home on Hillsdale Avenue East (7 days on the market) to $3,688,000 for a detached home on Banff Road (3 days on the market).
Last month, the average Davisville home sold after 10 days on the market. The home on Hoyle Avenue sold a day after it was listed, while the longest remained on the market for 27 days. This doesn’t include the only home that has been listed for more than 30 days or the seven homes that were listed in the month of September and are not selling at their current prices.
Nine of the 12 September home sales sold at or above their initial asking prices. The highest selling Davisville Village transaction of the month featured a detached 3-bedroom, 5-bathroom home on a 25 x 145-foot lot with a lane drive and garage on Balliol Street. It sold for $2,800,000 which was 122% of the asking price. It was followed by a detached home on Hoyle Avenue which sold for $2,615,000 which was 109% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,200,000 for a semi-detached home and at least $1,500,000 for a detached home.
