Monthly Update
Six houses got new owners in Davisville Village, including three detached and three semi-detached homes. This marks a 53.8% drop compared to the 13 homes sold from the same month of last year. The average value of the September 2022 transactions was $1,775,167, marking a 0.5% increase from last year’s September mean of $1,767,110. However, the average sale price of detached homes decreased by 3.1% last month, dropping from $2,263,800 to $2,193,667.
Year-To-Date Update
For the first three quarters of 2022, 95 homes have sold in Davisville Village. This marks a 29.1% drop compared to the year-to-date sales figures through September of last year. Forty-three detached homes have found new owners so far this year, with average sale prices of $2,268,807. This is a 3.8% increase over the September 2021 year-to-date mean of $2,186,632. The average value of semi-detached homes also increased by 11.8% compared to the year-to-date mean through September 2021, jumping from $1,525,068 to $1,705,441.
Davisville Village home values up by 7.3% over last year!
As of October 3, 2022, there are 12 homes on the market in the Davisville Village area. These homes range in price from $1,349,000 for a semi-detached home on Millwood Road (4 days on the market) to $3,295,000 for a detached home on Cleveland Street (20 days on the market).
Last month, the average Davisville home sold after five days on the market. A house on Hillsdale Avenue sold two days after it was listed, while the longest remained on the market for 11 days. This doesn’t include the eleven homes that were listed in the month of September and are not selling at their current prices. None of homes currently listed has been on the market for more than 30 days.
Five of the six September home sales sold at or above their initial asking prices last month. The highest selling Davisville Village transaction of the month featured a detached 4-bedroom, 3-bathroom home on a 33.49 x 125.18-foot lot with a private drive on Belsize Drive. It sold for $2,450,000 which was 99% of the asking price. It was followed by a detached home on Soudan Avenue which sold for $2,131,000 which was 102% of the initial listing price.
Entry into the Davisville Village market now requires buyers to spend $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
