Monthly Update
Two homes were given new owners in Leaside & Bennington Heights last month including one detached and one semi-detached homes. The average value of last month's transactions was $2,052,500, marking a 2.9% decline over last year’s April mean of $2,114,187. Detached home values also dropped last month, generating average sale prices of $2,052,500, for a 12.4% decrease over April of last year.
Year-To-Date Update
For the first four months of 2020, 27 homes have changed hands in Leaside & Bennington Heights. This marks a 42.6% decline compared to the year-to-date April 2019 sales figures, which saw 47 completed transactions. Twenty-one detached homes have changed hands so far this year, with an average value of $2,185,700. This is a 1.8% increase compared to the average sale price of $2,147,897 for the 35 detached homes that changed hands for the first four months of 2019. Semi-detached home sales dropped 60% compared to last year, decreasing from 10 sales to 4. However, the average value of semi-detached homes increased by 18.1% from 2019, rising from $1,236,700 to $1,460,750.
Leaside & Bennington Heights home sales up by 8.1% over last year!
As of May 4, 2020, there are 16 homes on the market in the Leaside (C11) area, ranging in price from $1,349,000 for a semi-detached home on Thursfield Crescent (18 days on the market) to $4,188,000 for a beautiful detached home on Douglas Crescent (91 days on the market).
Last month, Leaside properties sold at an average of 28 days after listing. We sold a home on Donlea Drive two days after it was listed. The other home sold last month remained on the market for 54 days. This doesn’t include the 10 homes that have been listed for more than 30 days or the six homes that were listed in the month of April and have yet to sell at their current prices.
Only one of the two homes sold at or above their initial asking prices. It is a beautiful semi-detached 3-bedroom, 2-bathroom home on a 26.56 x 135-foot lot, with a private drive and garage on Donlea Drive. We sold it for 100% of the initial asking price. The other home on Moorehill Drive sold for $2,810,000 which was 97% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,400,000 for either semi-detached or detached homes.
