Monthly Update
Last month, 12 homes were given new owners in Leaside & Bennington Heights, including eight detached and four semi-detached homes. This marks a 20% jump compared to the 10 homes sold from the same month of last year. The average value of last month’s transactions was $2,590,792, marking a 6.1% drop over last year’s February mean of $2,760,200.
Year-To-Date Update
For the first two months of 2022, 14 homes have sold in Leaside & Bennington Heights. This marks a 12.5% drop compared to the year-to-date sales figures through through February of last year. Ten detached homes have found new owners so far this year, with average sale prices of $2,963,780. This is a 3.9% increase over the February 2021 year-to-date mean of $2,853,385. The average value of semi-detached homes also increased by 5.3% compared to the year-to-date mean through February 2021, jumping from $1,614,500 to $1,700,875.
Leaside & Bennington Heights home values up by 10% over last year!
As of March 1, 2022, there are 13 homes on the market in the Leaside (C11) area, ranging in price from $999,000 for a semi-detached home on Rumsey Road (3 days on the market) to $4,500,000 for a detached home on True Davidson Drive (14 days on the market).
Last month, Leaside properties sold at an average of eight days after listing. A Beaufield Avenue home sold four days after it was listed, while the longest remained on the market for 25 days. This doesn’t include the four homes that have been listed for more than 30 days or the nine homes that were listed in the month of February and are not selling at their current prices.
Ten of the 12 February home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 44.67 x 125-foot lot with a private drive and attached garage on Divadale Drive. It sold for $3,804,000 which was 127% of the asking price. This was followed by another detached home on Glenvale Boulevard which sold for $3,582,000 which was 106% of the initial listing price.
Entry into the Leaside market now requires buyers to spend $1,800,000 for a semi-detached home and at least $2,200,000 for a detached home.
