Monthly Update
Last month, five homes were given new owners in Leaside & Bennington Heights including three detached, one semi-detached and one attached home. The average value of last month's transactions was $2,237,400, marking a 13.5% increase over last year’s January mean of $1,971,333. Detached home values were also up last month, generating average sale prices of $2,601,667 from $2,043,375, for a 27.3% increase over January of last year.
Leaside & Bennington Heights home values up by 8.3% over last year!
As of February 1, 2021, there are eight homes on the market in the Leaside (C11) area, ranging in price from $1,099,000 for a semi-detached home on Laird Drive (10 days on the market) to $5,895,000 for an amazing detached home on Lumley Avenue which has been relisted.
Last month, Leaside properties sold at an average of ten days after listing. A Rumsey Road home sold three days after it was listed, while the longest remained on the market for 21 days. This doesn’t include the two homes that have been listed for more than 30 days or the five homes that were listed in the month of January and are not selling at their current prices.
Two of the five homes sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 5-bathroom home on a 30 x 125-foot lot with a private drive and garage on Bessborough Drive. It sold for $3,055,000 which was 99% of the asking price. This was followed by another detached home on the same street which sold for $2,450,000 which was 92% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,400,000 for a semi-detached home and at least $2,500,000 for a detached home.
