Monthly Update
Eight homes were given new owners in Leaside & Bennington Heights last month including six detached and two attached homes. The average value of last month's transactions was $1,826,500, marking a 3.8% increase over last year’s March mean of $1,759,375. Detached home values dropped last month, generating average sale prices of $2,084,167, for a 0.9% decrease over March of last year.
Year-To-Date Update
For the first quarter of 2020, 25 homes have changed hands in Leaside & Bennington Heights. This marks a 4.2% increase compared to the year-to-date March 2019 sales figures, which saw 24 completed transactions. Twenty detached homes have changed hands so far this year, with an average value of $2,154,485. This is an 11.1% increase compared to the average sale price of $1,940,006 for the 17 detached homes that changed hands for the first three months of 2019. Semi-detached home sales dropped 40% compared to last year, decreasing from 5 sales to 3. However, the average value of semi-detached homes increased 27.7% from 2019, rising from $1,187,400 to $1,516,000.
Home sales up by 28.5% over last year in Leaside & Bennington Heights!
As of April 8, 2020, there are 15 homes on the market in the Leaside (C11) area, ranging in price from $1,149,000 for a semi-detached home on Laird Drive (9 days on the market) to $4,188,000 for a beautiful detached home on Douglas Crescent (65 days on the market).
Last month, Leaside properties sold at an average of 15 days after listing. A home on Millwood Road sold three days after it was listed, while the longest remained on the market for 44 days. This doesn’t include the six homes that have been listed for more than 30 days or the nine homes that were listed in the month of March and have yet to sell at their current prices.
Four homes sold at or above their initial asking prices. Last month’s most valuable Leaside sale involved a detached 4-bedroom, 5-bathroom home on a 29 x 124-foot lot, with a private drive and garage on Randolph Road. It sold for $2,730,000 which was 98% of the initial asking price. It was followed by a home on Divadale Drive which sold for $2,350,000 which was 94% of the initial listing price.
Entry into the Leaside market now requires buyers to spend $1,600,000 for semi-detached home and at least $1,400,000 for a detached home.
