Monthly Update
Last month, 12 homes were given new owners in Leaside & Bennington Heights, including 11 detached and one semi-detached home. This marks a 29.4% drop compared to the 17 homes sold from the same month of last year. The average value of last month’s transactions was $2,515,510, marking a 7.9% jump over last year’s March mean of $2,330,382.
Year-To-Date Update
For the first quarter of 2022, 26 homes have sold in Leaside & Bennington Heights. This marks a 21.2% drop compared to the year-to-date sales figures through through March of last year. Twenty one detached homes have found new owners so far this year, with average sale prices of $2,774,473. This is a 3.8% increase over the March 2021 year-to-date mean of $2,672,055. The average value of semi-detached homes also increased by 7.3% compared to the year-to-date mean through March 2021, jumping from $1,558,800 to $1,672,700.
Home values up by 7.9% over last year in Leaside & Bennington Heights!
As of April 4, 2022, there are 15 homes on the market in the Leaside (C11) area, ranging in price from $1,099,000 for a semi-detached home on Laird Drive (6 days on the market) to $6,695,000 for a detached home on Bennington Heights Drive (7 days on the market).
Last month, Leaside properties sold at an average of 11 days after listing. A Rolph Road home sold a day after it was listed, while the longest remained on the market for 72 days. This doesn’t include the two homes that have been listed for more than 30 days or the nine homes that were listed in the month of March and are not selling at their current prices.
Ten of the 12 March home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 6-bathroom home on a 34 x 165-foot lot with a private drive and attached garage on Roxville Avenue. It sold for $4,527,000 which was 108% of the asking price. This was followed by another detached home on Rykert Crescent which sold for $4,050,000 which was 94% of the initial listing price.
Entry into the Leaside market now requires buyers to spend $1,600,000 for a semi-detached home and at least $1,700,000 for a detached home.
