Monthly Update
Last month, 14 homes were given new owners in Leaside & Bennington Heights including 10 detached and four semi-detached homes. The average value of last month’s transactions was $2,104,644, marking a 0.1% drop over last year’s October mean of $2,106,835.
Year-To-Date Update
For the first 10 months of 2021, 149 homes have sold in Leaside & Bennington Heights. This marks a 20.2% increase compared to the year-to-date sales figures through October 2020. One hundred sixteen detached homes have found new owners so far this year, with average sale prices of $2,551,606. This is an 11.1% jump over the 2020 year-to-date mean of $2,296,622. The average value of semi-detached homes also increased by 9.3% compared to the year-to-date mean through October 2020, jumping from $1,378,483 to $1,506,823.
Leaside & Bennington Heights home values up by 11.8% over last year!
As of November 2, 2021, there are nine homes on the market in the Leaside (C11) area, ranging in price from $1,599,000 for a semi-detached home on Glenbrae Avenue (54 days on the market) to $4,495,000 for a detached home on Rykert Crescent (14 days on the market).
Last month, Leaside properties sold at an average of 10 days after listing. A Broadway Avenue home sold on the day it was listed, while the longest remained on the market for 30 days. This doesn’t include the two homes that have been listed for more than 30 days or the six homes that were listed in the month of October and are not selling at their current price.
Nine of the 14 October home sales sold at or above their initial asking prices. The highest selling Leaside transaction of the month featured a detached 4-bedroom, 4-bathroom home on a 35 x 130-foot lot with a front yard drive and garage on Airdrie Road. It sold for $3,275,000 which was 109% of the asking price. This was followed by another detached home on Bessborough Drive which sold for $3,225,000 which was 111% of the initial listing price.
Entry into the Leaside market now requires buyers to spend at least $1,300,000 for a semi-detached home and at least $1,500,000 for a detached home.
