In the Leaside area, there were 12 recent home sales, comprising of 10 detached properties and 2 semi-detached homes. The average transaction value last month stood at $2,460,500, indicating a slight 1.9% decrease compared to the average of $2,507,119 recorded in February 2023.
Spring Market is Heating Up: Expect More Listings!
Out of the 12 Leaside homes sold in February, 8 were sold at or above their asking prices. The top-selling home in the area was a detached 6-bedroom, 5-bathroom home on True Davidson Drive, complete with a private heated driveway and a built-in 2-car garage. It sold for the full asking price of $3,950,000 in only a day. The market is back!
Another detached home on Killdeer Cres on a 40 x 115-foot lot received 18 offers and sold for $2,000,000, which was 121% of the listing price. WOW!
The average Leaside home sold within 25 days of being listed, with one sale on Leacrest taking 84 days.
The market continues to improve this Spring as we anticipate an active trend towards a seller’s market for both Davisville and Leaside.
