In Leaside, there have been 19 recent home sales: 13 detached and six semi-detached homes.
Leaside Keeps Momentum with Higher Sales!
10 out of the 19 properties sold at or above their asking prices, representing 53% of total sales.
While last month's average transaction value of $2,378,665, showed a 5.7% decrease from June 2023's average of $2,522,778, sales volume jumped by 90%, with twice more semi-detached homes selling compared to the previous year, and a 5% increase in dollar value for detached homes.
The highest sale was a detached 4-bedroom, 5-bathroom custom home on Southvale Dr. It sold for $5,300,000, which is 95% of the asking price at just five days on the market.
As we move into the summer season, we expect a transition to a balanced market with a slight advantage for home sellers in Davisville Village and Leaside.
