Monthly Update
In the Leaside area, there were 14 recent home sales, comprising of 11 detached properties and three semi-detached homes. The average transaction value this month stood at $2,420,679, indicating a slight 2.8% decrease compared to the average of $2,489,857 recorded in March 2023.
More Leaside Homes Sell Above Asking!
Nine out of the 14 Leaside homes sold at or above their asking prices, accounting for 64% of all sales.
The top-selling home in the area was a new detached 5-bedroom, 6-bathroom custom home on Brentcliffe Rd, complete with a private driveway and a built-in garage. It sold for $4,650,000 after 143 days on the market and at 86% of the original list price.
Another detached home on Glenvale Blvd on a 35 x 155-foot lot sold for $2,850,000, which was 95% of the asking price.
The fastest sale was a Leaside semi-detached bungalow on Airdrie Rd, which sold in just one day. The market is heating up!
